Rental Policies and Tenant Qualification Guidelines

All applicants must submit a rental application and pay the required upfront deposit. Units are first-come, first-served and not held.

Once approved, fees must be paid within one business day to secure the unit. Requirements apply to all listings.

 

1. AGREEMENTThe Owner and Renter agree as follows:

The Renter is an adult and will be the primary occupant of the unit for the entire reserved period. Additional occupants may include family members, friends, or other responsible adults. Access to the premises will be denied to anyone who does not fall within these categories, and such individuals will be required to vacate the property immediately without a refund. Keys will only be issued to adults.

 

2. PETSWe allow pets under the following conditions:

Guests with pets must check out one hour earlier to allow the cleaning staff sufficient time to sanitize the home. You must clean up after your pet, including properly disposing of all waste. If any waste is found on the property, a portion of your pet deposit will not be refunded. You must maintain control of your pet at all times and never leave a dog unattended. If you plan to leave for the day and don’t want to take your dog with you, you must arrange for alternative care, such as placing the dog in a local kennel. (If you are renting on a month-to-month basis, it is acceptable to leave your pet at the property while you are away.)
You are required to leave the home in the same condition it was upon arrival, meaning pet hair should be completely cleaned up and not visible. Any complaints from neighbors regarding excessive noise or other disturbances may result in immediate termination of the lease and forfeiture of the entire security deposit.

 

3.   APARTMENT STRUCTURE: PICK FROM LIST. 

 

4.  SECURITY DEPOSITThe security deposit for the vacation rental is $200, which includes any applicable pet deposit. This deposit is fully refundable upon departure, provided that the property, both real and personal, is in the same condition as when you arrived and all terms of this agreement are met. The Renter is responsible for any replacements or repairs required due to damage beyond normal wear and tear.

 

5a. PAYMENT SCHEDULEThe upfront payment includes the following:

  • First month's rent of the total rent quoted
  • $200 refundable security deposit
  • $100 application fee

This total amount is due at the time of booking.

 

6.  CANCELLATIONIf you wish to cancel your reservation, notice of cancellation must be submitted in writing and received at least 30 days prior to your check-in date. We will refund the amounts you have paid, minus a $100 cancellation fee.

7.  CHECK INCheck-in time is 3:00 PM. Early check-in is only allowed if the property has been cleaned and is ready for occupancy, and prior approval is required. Keys will be available for pickup at the property location, or we can mail them to you, trusting they will be safely received.

 

8. CHECK OUTCheck-out time is 12:00 PM. For guests with pets, check-out time is 9:00 AM. Late check-out is subject to an additional charge and requires prior approval. Please ensure that all keys and remote controls are left at the property. A $50 per hour fee (or portion thereof) will be charged for any time past the required check-out time. A $50 fee will be charged for each lost key.

 

9. CLEANINGEach property will be inspected, sanitized, and cleaned after your departure. The rental fee you have paid covers four hours of standard cleaning, allowing you to enjoy your vacation until the very end. You are required to leave the property in the same general condition as you found it, which includes ensuring that dishes are done and put away, and the home is generally tidied up and ready to be vacuumed, dusted, and sanitized.

 

10. WHAT WE SUPPLYThe property is fully furnished and equipped with everything needed for your stay, including bedspreads, linens, blankets, pillows, towels, and a fully equipped kitchen. Additional amenities include TVs, internet/wifi, furnishings, a BBQ grill, and outdoor furniture.

 

11.  WHAT YOU SHOULD BRING: Personal toiletries. 

 

12.  RENTERS LIABILITYThe Renter agrees to accept liability for any damages caused to the property (beyond normal wear and tear) by the Renter or the Renter's guests. This includes, but is not limited to, damage to landscaping, misuse of appliances, or damage to any furnished equipment. If damages exceed the amount of the security deposit, the Renter agrees to reimburse the Owner for the costs incurred to repair or replace damaged items.

 

13. SLEEPING CAPACITY/DISTURBANCESThe Renter and all other occupants will be required to vacate the premises and forfeit both the rental fee and security deposit if any of the following occur:

  • A. Occupancy exceeds the stated sleeping capacity on the reservation confirmation.
    B. The premises are used for any illegal activity, including, but not limited to, the possession, serving, or consumption of alcoholic beverages by or to persons under 18 years of age.
    C. Damage is caused to the rented premises or any neighboring properties.
    D. Any actions occur that interfere with the neighbors' right to quiet enjoyment of their property.

 

14. THERE FROM:In any action concerning the rights, duties, or liabilities of the parties to this agreement, including their principals, agents, successors, or assignee, the prevailing party shall be entitled to recover reasonable attorney's fees and costs.
